Cheesegeezer 3086 Posted October 16, 2014 Share Posted October 16, 2014 As you all know me and Mrs. Cheese bought a lovely old Farm up near the North Coast of Scotland with 16 acres of Land, however, it's in drastic need of work to bring it up to a liveable standard. I have a few pictures scattered across the forum so thought I would share the build with you all along our journey in 1 simple topic Here's the project Forecast. Phase 1 - Currently ongoing. New Kitchen New Bathroom Underfloor heating Floor all rooms Rewire Electrics and install additional sockets Decorate all rooms Build Stables Widen Driveway Add a Log Cabin for guests. My wife and I bought a house built in 1951 this past May and completely renovated it. It was a fun and sometimes stressful process, especially towards the end. But it was totally worth it. We removed walls to open up the kitchen and dining room, extended our master bedroom, built on a master bath, built on a laundry room and completely gutted everything else. Was just a simple 3 bed terraced but in very poor condition due to the previous owners being utter wankers, they failed to maintain the house at all, and their attempts at DIY were completely pathetic. Every single attempt at DIY or any 'improvement' they made needs to be ripped out and started over again. The upside is that as a repossession, we got it for a very, very good price... However if we'd realised the extent of the problems, we've have offered a bit less. Based on current house prices in the area, and if I finish it... It' worth 40-50% more now than when purchased... But I need to spend £10,000 to finish it properly with a new kitchen, bathroom and finish other rooms. I paid 65% cash and the rest as a small mortgage, and the mortgage is very small and affordable... But due to illness I've been unable to work for 4yrs and am waiting on news of surgery that might help fix the damage. So money has been rather tight and maintenance has been the priority. So far I've done new guttering and fascia boards, insulation, laminate through the downstairs, decorated the downstairs, replaced the fencing at the rear with a hand built closeboard one (will last 10 times longer that those cheap panels), replaced some plumbing, done the boiler and fitted a shower. Until this year I couldn't even afford to put carpet down on the stairs, landing and bedrooms... Now the office is completed with all new units and carpet and so are the stairs and landing. Whoever said owning your own home is great, has never had to struggle with one in poor condition and desperate need of brining up to modern standards... By this time next year I hope to have some rewiring done and the spare bedroom... which needs flooring repairs, all new skirting, an old water tank cupboard knocking out ceiling repairs and plastering as well as a couple of walls. Then I need to replace all of the windows in the house... Luckily I know some one who works for a double glazing company and can do a decent deal. I'm a firm believer in doing a job right the first time... the previous owners didn't and believed in doing it the cheapest way possible and without any clue how to do it at all. But it means I can play with some 3D designer tools, already got the bathroom all planned out and I have the basic layout for the kitchen too.... Just need the money. I bought this Titan SDS drill for the house and its freakin amazing it weighs 5.5Kg's , i've broken out concrete for the posts to go in for the stables, drill 16mm holes in the concrete blocks for the metal rawl bolts to go in and it's made life so much easier than trying to fumble with what you have to make do with. I now have 2 routers (1/4" one and 1/2" one) for various projects that are upcoming. I'm quite lucky tho, as we have a blank canvas, no flooring in, walls are bare, whereas it's sound like you have to sort out the crap that's there first before you can continue to start with your projects, which i agree often takes the fun out of it. I just need to build the doors and add some more kick boards to the other 3 stables and that's us done for a bit. Will eventually board up each stable and remove the rails. I could do with a small lottery win too this place is bleeding me dry. hahaha I inherited a load of tools when my uncle died a few months ago, and I have a reasonable selection already... I have a router that I've never used... Don't really know how. But my biggest problem is the health issues I have, I can barely walk 20 meters without pain, so DIY is really hard... Which is why it takes me so long to do even small jobs. I run out of steam very quickly due to pain, and that can lay me up for a couple of days if it's really bad. So little jobs that might take you a 4 hours could take me a week or two of intermittent work when able. I've got great ideas for the house, just need the money to do them... If I can do them all, it will alter the layout drastically and actually increase space... I can either make the bathroom and single room larger whilst making the master bedroom a little smaller (it's big enough to do that and still keep as a large double room)... or make the single room 20% larger and be able to fit a second bathroom... then the original bathroom could be used as an en-suite. The only down side to that is the second bathroom would be better used as a shower room and there's no way to fit a window... perhaps a sun tube could be worked in though. But the single room would then be big enough for a double bed with room to walk around it, but no room for wardrobes or anything. It'd be fine as a guest room though giving me a 3 double room house with en-suite. But whilst 10grand would help me finish the house... doing all that as well is gonna push the budget to around 25 grand and would be pushing against the ceiling for house prices around here. Might not get enough of a return on that... Best save those plans for when I can afford to build my own house... Which I shall be doing when I get that big lottery win. I'm envious of anyone who's got the time and skills to tackle these kinds of jobs... I had to ask my neighbour for help removing my washing machine a few weeks ago because I couldn't even undo the pipes... Couldn't get myself into the right position for leverage without painful spasms... Tried for 2hrs, he had the old one out and the new one installed in 20 mins... So I gave him a tenner for his trouble. He even took the old one away for me... probably made a few quid in scrap too. I don't mind that though he did me a favour. And a blank canvas to boot :-) If it only had decent broadband then I'd move there in a shot - but since I had to wait around 10 years to eventually get broadband faster than 1Mb here (and now have 80Mb), I'm staying put!! Then i need to put in some decent lighting and a juke box lol. Cheesegeezer 3086 Posted October 20, 2014 Author Share Posted October 20, 2014 So today was a huge milestone for us, finally got the stables to a point where horses could go inside and enjoy their own space which is an amazing feeling. We rescued a miniature Shetland Pony from the SSPCA (Scottish version of the RSPCA) and he's 34" tall bless him, then they kinda go up in size from what we have, All Welsh Ponies which all have amazing bloodlines. White is a Section A, Dark Chestnut is a Section C and Chestnut is a Section D. The sections refer to their height category. Yeah, the breeding where you are and I guess the climate too keeps the furriness down, over here in the UK their bellies should be round(like in your pic) and generally they are furrier because of the cold weather.
